A planned development including a convenience store and fast food restaurants at the southeast corner of Colo. 257 and Colo. 392 is expected to bring 50 new jobs to Windsor.
Chris Ruff, owner of the planned 40-acre Falcon Point development east of town, purchased the nearly 12-acre property at 9050 Colo. 392 on May 29 for $950,000. He said the site was previously a Chevrolet dealership.
“We’ve got a build-to-suit user going in already and we’re bringing 50 employees to the town of Windsor, and we’re hoping to bring several more,” Ruff said during the town’s second-annual Broker Event in the Water Valley Banquet Room on Tuesday.
He said the development will be supported by the adjacent Falcon Point development, which he said is currently going through the town’s planning process and will break ground this fall.
Ruff said the park will have an industrial-zoned component and a commercial-zoned component.
“We plan to be developing that with a convenience store and some fast-food uses,” Ruff said. “We’re hoping to bring some services and some industry to the east side of town.”
He said with all the employees working at the Great Western Industrial Park to the east, there is a demand for more commercial services east of Colo. 257.
“There’s in excess of 2,000, maybe 2,500, employees that work east of highway 257 on the east side of Windsor,” Ruff said. “So there’s a huge need up there for support from retail sector as far as food and those types of things.”
Michael Ehler of Realtec Commercial Real Estate represented Ruff in the purchase, while Craig and Robert Hau of Sperry Van Ness/The Group Commercial represented the seller, Interstate Land Holdings, LLC.
